Terms and Conditions
The following amenities are standard to all homes unless specifically noted in the description:Bed linens, bath towels, pillows and blankets, coffeemaker, toaster or toaster oven, blender, dishes, utensils, cookware, dishwasher, microwave, TV & DVD, cable TV, central heat and air conditioning (check for specific home), washer and dryer, outdoor furniture, and a BBQ Grill. Dish washing soap and cleaning supplies will also be provided.

Reservation Packet (includes vacation homes address and information)
Upon receipt of your reservation and after the first payment has been processed, your Reservation Packet will be e-mailed to you. Enclosed will be credit card receipt(s) and a Vacation Home Rental Agreement Contract to be signed & returned to our office. All contracts must be signed and received by our office before the arrival date, no exceptions. Upon final payment, the address and directions to the home and helpful information regarding the home will be emailed to you.
Security Deposit & Damage
A refundable security deposit is required. The amount varies per home. Release of the security deposit shall be subject to inspection of the rental property and will be returned within 14 days of departure provided all rules have been met, there are no damages, missing items, excessive cleaning or additional charges, with all terms and conditions met . Guest shall be responsible for damage costs exceeding the security deposit, including collection costs and attorneys fees. As a condition of your received lodging, you agree to pay for any and all cleaning or damage charges incurred, and when necessary approve such charges against any credit cards provided to us. Documentation detailing damages and charges will be provided to the guest.
Age Requirements
Guests must be at least 25 years of age to reserve and check in to our vacation homes. Credit cards must belong to the person making the reservation and this person must be present and occupying the unit for the length of rental period with valid ID.
Internet Access
Internet access is offered in most of our vacation homes. Please see individual descriptions for specific information regarding the type and availability of service. Guests should contact the Internet provider directly for customer support or service problems.
Maximum Occupancy
Please take note of the maximum number of guests allowed in the home before making a reservation. The maximum occupancy, equal to the number of people the home sleeps, is the maximum number of people (including children & infants) that are allowed at the property at all times. This policy is stated on the rental agreement and is strictly enforced. In the event the maximum occupancy is exceeded, Lava Springs Vacation Rentals reserves the right to terminate the reservation immediately without any refunds.
No campers, RVs, tents, or trailers are allowed on premises of vacation homes. Some of our homes have access to areas where these may be parked while you are here, please ask us.
Safety and Security
During winter conditions, slippery snow and ice are present throughout Central Oregon. Use extreme caution, especially on walkways, steps, and driveways. Please do not keep valuables in your unit we are not responsible for lost or stolen items.
Pets
Some of our homes allow dogs, ONLY when approved prior to check-in for an additional fee. Please be respectful and understand that some of our homes are owned by people with life threatening allergies.
A violation of the pet policy is cause for termination of tenancy. Unless otherwise advertised, a maximum of 2 pets are allowed. Since dogs can cause substantial damage and disturbance, pets left unattended must be crated and must not disturb other guests. Undisclosed or uncrated pets will result in special additional cleaning fees and immediate eviction. At this time we do not allow any other pets than dogs. Rental crates may be available for a nominal fee.
Items Left at Vacation Home
LSVR, LLC will not be responsible for any items forgotten and left in a home. We will attempt to locate items reported as left behind and, if found, return them for a fee of $25, plus shipping. Items that are found but not claimed within 14 days will be donated to a local charity.
Hot Tubs
Hot tubs are equipped with thermostats for temperature control. Hot tubs are available year-round, and are cleaned, vacuumed and serviced before your arrival. A service includes chemical and mechanical checks, vacuuming and cleaning. Guests may be charged for additional cleanings required due to misuse. Homes not equipped with hot tubs do not allow the rental of hot tubs or soft spas due to possible electrical and/or structural problems. Rarely, like all electrical equipment, hot tubs do break and may need repair during your stay. If this should occur during your stay, we will do our best to get it repaired so that you may enjoy it. But, if it is cannot be repaired immediately, you will not be entitled to any refunds.
Pregnant women, persons taking medication and those with diabetes, high blood pressure, heart disease or other cardiovascular conditions should consult their physician prior to entering a hot tub. Overuse or misuse of hot tubs will result in a higher possibility of infection, as sanitizers are not able to combat abnormally elevated levels of bacteria. Please do not remove floating chemical dispensers from your hot tub at any time. Removal may result in minor health related problems, such as Folliculitis.
Hold Harmless
Property owners, management, and employees are not responsible for accidents, injuries, or losses of any kind. As a condition of your received lodging, you agree to hold facility owners, management, and employees harmless from any and all bodily injury and/or personal property damage incurred.
